What's your home, land or farm really worth?
Get a free, honest valuation from a local agent. It's based on real sales near you, not an online guess.

- No cost, no obligation, no pressure
- A real person, not an algorithm
Why a local valuation
Online estimates often get rural Kentucky wrong
Automated estimates work best in subdivisions full of similar houses. Grayson County isn't like that. Few properties are alike, and fewer sell each year, so a computer has less to go on and misses what makes your property different.
A local agent looks at the things that actually move the price here.

- Acreage, and how much of it is usable, wooded, or open
- Barns, shops, fencing and other outbuildings
- Road frontage and access
- Well or city water, septic or sewer
- Lake access, lake view, or true lakefront
- Condition, updates, and what buyers here pay extra for
How it works
Simple, straightforward, and on your schedule.
-
Tell me about your property
Send the form or call or text. A few details are all I need to get started.

I research real local sales
I pull recent sales and current competition near you, comparing like with like: homes to homes, land to land.
-
I see it in person, if you'd like
A quick visit lets me account for the land, improvements and details no listing photo shows.
-
You get a clear price range
You'll see the comparable sales behind the number and what I'd expect it to sell for. What you do next is entirely up to you.

Seller questions, answered
How much does it cost to sell my home?
The main costs are usually the real estate commission, your share of closing costs, and any repairs or payoffs. Commissions aren't set by law. They're negotiable and agreed on in writing before you list. Steven will walk you through an estimated net sheet so you know roughly what you'll walk away with before you decide anything.
Should I make repairs before selling, or sell as-is?
It depends on the property and the buyers it will attract. Some fixes pay for themselves and others don't. Steven can tell you which repairs are worth doing and which to skip, and what selling as-is would likely mean for your price.
How long will it take to sell?
It varies with price, property type and season. Well-priced homes in town usually move faster than large tracts of land or specialty properties. Your valuation will include what's happening with similar properties right now.
Do I need a survey to sell land?
Not always, but many land buyers and lenders want one, especially when a tract is being split or the boundaries are unclear. It's worth finding out early whether a recent survey exists, so it doesn't hold up closing.
I inherited a property. Can you help?
Yes. Inherited and estate properties often come with extra steps and a lot on the family's plate. Steven can help you understand the property's value and options, and work alongside your attorney on the estate side.
Is there any obligation if I ask for a valuation?
None. A valuation is free, and what you do with it is up to you. Plenty of homeowners just want to know where they stand.
Ready to find out what your property is worth?
It takes a minute to ask, and there's no obligation.
