The checklist

6 steps to selling your home yourself

Whether you sell on your own or bring in help later, these are the steps that matter most.

  1. Price it on real sales

Look at homes that have sold nearby in the last six months, not just what's for sale. Asking prices aren't selling prices. Acreage, outbuildings and road access change value a lot here.

  2. Know your net

Get a payoff from your lender and budget for closing costs, attorney or title fees, repairs after the buyer's inspection, and any buyer agent compensation you choose to offer.

  3. Get the house ready

Fix the small things, declutter, deep clean and let in the light. Mow, trim and tidy the front entry. First impressions start at the road.

  4. Market it well

Take bright, level photos in daylight. Write about the lifestyle, like the land, the quiet, or the lake, not just the room count. Post it widely and answer your phone.

  5. Show it safely

Get the buyer's name, phone and proof of financing before a showing. Put away valuables and prescriptions, and try not to show the house alone.

  6. Paperwork & closing

Use a written purchase contract and a real estate attorney or title company. Compare offers on financing, contingencies and closing date, not only price.

Don't skip these

Paperwork owners often miss

Most for-sale-by-owner deals that fall apart do it during the paperwork, not the showings. A real estate attorney can tell you exactly what your sale needs.

  • Kentucky's Seller's Disclosure of Property Condition form, which buyers will usually expect
  • A lead-based paint disclosure for homes built before 1978
  • A written purchase contract with clear deadlines
  • Your loan payoff, deed, and any survey you have
  • Proof of the buyer's financing or funds
  • Inspection and appraisal deadlines, and what happens if they're missed

For-sale-by-owner questions

Can I really sell my home without an agent in Kentucky?

Yes. Plenty of owners do. Most use a real estate attorney or title company to handle the contract and closing.

How do I know what to ask?

Start with homes like yours that have actually sold nearby recently. Rural properties are tricky because few are alike, which is why online estimates often miss here. A free valuation can give you a second opinion.

Do I have to pay a buyer's agent?

No. Compensation for a buyer's agent is negotiable and up to you. Some sellers offer it to attract more buyers, and some don't. Decide before you start getting calls.

What if it doesn't sell?

Look at price first, then photos and exposure. If you decide you want help, you're never locked in to asking. A conversation costs nothing.
