For veterans & military families
From one veteran to another: use your VA home loan benefit
I served 20 years in the U.S. Army, and my family and I made 9 PCS moves together, so I know the process, the stress, and how much it matters to get the family settled. I also know how much the VA home loan can do for veterans and their families. Many eligible buyers don't realize how strong this benefit is:
- No down payment required in most cases
- No monthly mortgage insurance (PMI)
- Competitive interest rates
- The benefit can be used more than once
- The VA funding fee is waived for many veterans receiving VA disability compensation
VA loans have property requirements, so it helps to have an agent who knows which homes are likely to pass, especially rural ones. If you're PCSing to Fort Knox or leaving the service, I'll make the move as smooth as possible.
Loan options for Grayson County buyers
Your lender will confirm what you qualify for, but here's a quick overview of the most common options around here.
VA loan
Often $0 down
For eligible veterans, service members, and some surviving spouses. No PMI.
USDA loan
Often $0 down
For homes in eligible rural areas, which cover much of rural Kentucky, with income limits. Check a property's eligibility on the USDA map.
FHA loan
As little as 3.5% down
Flexible credit guidelines, popular with first-time buyers.
Conventional loan
Down payments vary
A good fit for buyers with solid credit. PMI can come off once you build enough equity.
Down payment help
First-time buyers
Kentucky Housing Corporation offers programs that may help with down payment and closing costs for eligible buyers.
Land & farm loans
Often larger down payments
Raw land and farms often need a land loan from a local bank or farm-credit lender rather than a standard home loan.
Loan programs, limits, and requirements change. Always confirm details with a licensed lender. See the full financing guide →
Buying in the country
What to check before you buy rural property
A house in the country or a piece of land comes with questions a subdivision home doesn't. These are the ones I make sure my buyers get answered.
- Water: city water or a well? Get the well tested.
- Septic: have it inspected; for land, get a perc test.
- Internet & cell service: check at the actual address.
- Survey & boundaries: know exactly what you're buying.
- Road access: county road or a shared private lane?
- Flood zone: it affects insurance and financing.
- Heat & fuel: electric, propane, or wood?
- Lake rules: near Rough River or Nolin, confirm dock and shoreline rules.

Buyer questions, answered
Do I have to pay my agent as a buyer?
Before touring homes, buyers now sign a written agreement with their agent that states how the agent will be paid. The amount is negotiable. In many sales the seller agrees to cover some or all of it, and that can be part of your offer. I'll explain your options up front so there are no surprises.
How much do I need for a down payment?
It depends on the loan. VA and USDA loans often require no down payment, FHA can be as low as 3.5%, and conventional loans vary. You'll also need money for closing costs, inspections, and an earnest money deposit. A lender can give you exact numbers.
Can I use a VA loan to buy land?
VA loans are for a home you'll live in, so they generally can't be used for raw land by itself. Some lenders offer VA construction loans to buy land and build. Otherwise land is usually bought with cash or a land loan.
Is my area eligible for a USDA loan?
Much of rural Kentucky is eligible, but not every address is, and there are income limits. You can check a specific property on the USDA eligibility map, or I can check it for you.
I'm relocating from out of state or with the military. Can you help remotely?
Yes. I can do video walkthroughs, send detailed local info on neighborhoods and schools, and help coordinate inspections and closing so you can buy with confidence before you arrive.
