Sell, rent, or keep it?
Renting can make sense if you might come back to Fort Knox or want a long-term investment. But managing a rental from across the country, or overseas, is real work. Run both sets of numbers before you decide.
- Count back from your report date to set a closing date
- Get your loan payoff from your lender
- Ask your lender about renting the home out if you're considering it

Things military sellers should know
VA buyers
Many buyers near Fort Knox use VA loans, and VA appraisals have their own property requirements. Fixing peeling paint, missing handrails or roof issues early helps avoid delays.
Power of attorney
If you or your spouse may be gone before closing, the legal assistance office can prepare a specific POA for the sale.
Taxes
Service members on official extended duty may qualify for special rules on the home sale tax exclusion. Ask a tax professional about your situation.
Selling from a distance
You don't have to be here. I handle showings, lockbox access, contractor visits, inspections and closing paperwork, and keep you updated wherever you are.
Your agent
I've been where you are.
In my 20-year Army career, my family and I made 9 PCS moves together. I know what it's like to get orders and suddenly have a house to sell, a family to move, and a report date that won't wait. I'll give you a straight pricing analysis, a marketing plan built around your timeline, and an estimate of what you'll net, so you can decide with real numbers.
PCS seller questions
Can I sell my house after I've already moved?
Yes. Many military families do. Showings, inspections and repairs can all be handled while you're gone, and closing can usually be signed remotely.
Should I sell or rent it out?
It depends on your numbers, your plans, and how you feel about being a landlord from a distance. I'll show you what the home would likely sell for and what it might rent for, so you can compare honestly.
How long will it take to sell?
It depends on price, condition and season. Homes near Fort Knox that are priced well and show well tend to attract buyers quickly, but your valuation will include what similar homes are doing right now.
Do I need to be there for closing?
Usually not. Closings can often be done with electronic signatures, a mail-away package, or a power of attorney. We'll set that up early.
